Policy
Overview
We’ll always do our best to fulfil your needs and meet your expectations, but it’s important to have things written down so that we both know what’s what, who should do what and when, and what will happen if something goes wrong.
In our policies, you won’t find any complicated legal terms or long passages of unreadable text. We’ve no desire to trick you into signing something that you might later regret. What we do want is what’s best for both parties, now and in the future.
You
You have the authority to enter into a contract on behalf of yourself, your company or your organisation. You agree to the terms set out in our contract.
You agree to respect others in the co-working environment and their privacy as well as support them in ways you deem as helpful. You should willingly provide relevant feedback on how we can improve the space and the studio and always be honest and tell the owners of the studio if there is something that you are not happy with or if there are any problems.
You also agree to respect the privacy and working environment of us and others in the building unless otherwise agreed.
You’ll also be bound by the payment dates we set together. You also agree to stick to the payment schedule we agree on when beginning your desk hire.
If any payments are missed this will incur a fee of up to 20% of the total rental amount per month for each week the payment is missed.
Rabble
We have the experience and ability to do everything we’ve agreed with you and we’ll do it all in a professional and timely manner.
We will provide you with a brilliant space to work in and treat you like a professional. We will organise regular meetings with you to discuss what we can do to make your work life easier and we will try our best to provide you with the best work home ever!
We’ll endeavour to meet every goal and improvement that we agree and on top of that, we’ll maintain the confidentiality of everything you tell us and show us unless agreed otherwise.
The important stuff
Your space
Your monthly membership includes your workspace, all utilities, rates and internet, free use of the meeting room on a fair usage basis as well as giving you the ability to register Rabble Studios as your business address. You may customise your space as you see fit and offer suggestions for the rest of the studio. All we ask is that you keep your area clean and be a nice person.
You have access to the studio when your rental starts outlined in your membership package in previous correspondents. This length of access can be increased or decreased at the discretion of the studio.
You’ll have regular opportunities to review your desk rental & experience and provide feedback.
If at any stage, you’re not happy with the studio or your experience you will let us know in a professional manner and we will try our best to make things better.
Membership & Payment
Membership requires a 2 month minimum term & contractual agreement with 1 month’s notice included in this initial period.
We’re sure that you understand how important it is as a small business that you pay the invoices that we send you promptly. As we’re also sure you’ll want to stay friends, you agree to stick tight to the monthly payment schedule we set up when you join us. We have made this super simple by using a direct debit service.
Rental payments are to be made via direct debit at the beginning of every month.
You may start your membership whenever you wish but we will require a pro-rata payment for any weeks remaining in the month after the 1st. For example, if you start on in the second week you will need to pay for the remaining weeks until the next 1st of the month.
The direct debit we set up with you will continue indefinitely or until we cancel it after your notice period.
Alterations
We want you to make Rabble Studio your work home so we encourage you to personalise your space and the space around you by adding your personal touch. Any alterations that require semi-permanent or permanent wall, floor or ceiling fixtures will need to be agreed with us beforehand.

Security
Rabble Studios is housed in a secure building with an alarm. The front door and each of our rooms have their own access code that we will give to you. These doors are to be kept closed when the rooms have been vacated and the door code information is not to be shared with anyone else.
Alarm access will be granted to you and you are liable for the cost incurred for losing or replacing any keys/fobs you are given which is a value of up to £150.
If you break our security protocol you are liable for any costs incurred by damage to the property, any theft that may occur and any professional fees.
Kitchen & meeting rooms
You will have access to our kitchen and meeting rooms which is a communal space that we all share. Please keep these spaces very tidy and respect the fact that other people use them. We love (people who do their own) washing up!
Waste
We have waste bins for general waste, recycling and food. Please use the bins provided and try to keep waste down to a minimum.
Cancellation
We totally understand if you no longer want to rent a space from us / be a part of our digital community and we know there are many reasons why this happens.
If you do decide that you no longer require membership, you will need to give us notice 1 month before the date you wish to cancel. This date should be on your membership payment renewal day which is the 1st of every month. If this date falls on a holiday or weekend then notice is to be given on the closest previous working day. We reserve the right to decide on which date your final studio day falls and you should have removed your belongings & vacated by this date.
We also reserve the right to cancel your contract without notice or refund should you fail to meet any of our terms and conditions, expectations, or security protocols or if we feel you are a liability to the studio, its assets or any of its members.
Sub-letting
If you require a period of absence from renting your space but would like to have your place available upon return to Rabble Studios then we can agree to a period of sub-letting if appropriate. This means that you can sub-let your space to someone for the period of your absence.
You will be responsible for finding and liaising with the person who will sublet your space but we will need to agree on suitability and sub-letting conditions beforehand. You will also still be responsible for paying the relevant direct debit & invoices incurred every calendar month.
Pets
Extremely well-behaved animals are welcome. If you wish to bring your animal into the studio this should be agreed upon with the studio manager. You are solely responsible for the animal whilst in the building – if they make a mess, it is your mess so please clean it up! If there is any damage to the studio, its contents, members’ property or others, you will be liable for the costs. Please also be considerate of members who may have pet allergies.
Insurance
Rabble Studios has public liability insurance. We can not cover your contents or business insurance so this is your responsibility. Rabble Studios accepts no responsibility for loss or damage to your belongings or your business.
Damages
Your space is yours and we want you to feel at home in Rabble Studios. Please treat the building, the studio and all of its contents & members with respect and like you would at home. After all, you’d be a bit miffed if we came over to your house and smashed your dishes.
You are solely responsible for the cost implications of any damages and breakages you cause, equal to the price of the damage. Basically, if you break something, you replace it.
Legal
We can’t guarantee that our business will be error-free and so we can’t be liable to you or any third party for damages, including lost profits, lost savings or other incidental, consequential or special damages, even if you’ve advised us of them. Finally, if any provision of any contract shall be unlawful, void, or for any reason is unenforceable, then that provision shall be deemed severable from this contract and shall not affect the validity and enforceability of any remaining provisions. Phew!
